Who we are
BulgarIMOT started in Sofia with one job to do: make the Bulgarian property market readable and safe for people who do not speak the language, and just as useful for Bulgarians who want a straight answer. Damien Casoni, a French web specialist, and Pavlen Avramov, a Bulgarian agent who runs his own agency, put their two skill sets together and built the platform around a simple idea.
The idea is that a client should see the real market, not one or two properties an agent wants to move. We show what is actually available, explain what is realistic for the budget, and adapt fast when priorities change. You decide what fits you. Our role is to advise, verify, negotiate and solve problems.

Who owns BulgarIMOT
BulgarIMOT is a platform. The platform, its brand, its domain and its data are owned and operated by Dracolead EOOD (Bulgarian company, EIK 207532520), run by Damien Casoni. Dracolead builds and maintains the technology, the market data layer and the site you are reading.
The property work on the ground is handled by Homies EOOD (EIK 206790165), the agency run by Pavlen Avramov. Homies is the operating agency that meets clients, arranges viewings, negotiates and closes.
Alongside Homies, other independent Bulgarian agencies list their properties on the platform. That is what lets a client compare the real market in one place instead of calling ten agencies one by one. You can see the current partner agencies on our Agencies page.

Pavlen Avramov, local real estate expert. Pavlen runs Homies and has closed a magnitude of deals across the country since 2017. His knowledge is first hand and mostly the kind you do not find written down: where a deal quietly falls apart, when a landlord will refuse a residence registration, and when the right move is to walk away from a property rather than expose a client to legal risk. How we work
A few principles run through every case we take.
We show the whole market, then help you narrow it. When nothing on the list feels right, that is information: it usually means the budget, the area or the criteria need a second look, so we solve that rather than keep sending links.
We move quickly, because good properties do not wait. We reply fast and send suitable options while they are still available.
We think past the handover. A signature is not the end of the relationship: we would rather help over years than win a single transaction, and we stay reachable after the keys change hands.
When a purchase carries real legal risk, we say so and recommend stepping back. Protecting the client comes before closing a deal.
We work with a network of trusted specialists rather than pretending to do everything in house: lawyers, accountants, a mortgage consultant and relocation partners, brought in when your case needs them.
Our partner network
Buying, renting or settling in from abroad takes more than an agent. We introduce clients to specialists we work with and trust, so the parts that fall outside property itself are handled by people we can vouch for.
- Company-Registration.bg (our partner): sets up your Bulgarian company (EOOD) and handles the accounting that follows. Non-EU buyers often need a company to buy land or a house legally, and some clients want one for a business or their tax setup. It is run by the same team behind BulgarIMOT, so the handoff is direct and accountable.
